Manteo hotel project still possible

After the Manteo Planning Board voted not to recommend changes to the Manteo zoning regulations, a hotel developer withdrew a request for a public hearing. The requested text change, if adopted, would have eased the height from 36’ to 44’ and raised allowed square footage to 25,000 square feet for hotels built on waterfront lots in Manteo.

Sumit Gupta, chief executive officer of the Outer Banks-based SAGA Construction, said a hotel plan for Manteo is still possible. He said the request to raise the height to amend the zoning ordinance town-wide may have been too broad. A new request that focuses only on the hotel site at the Marshes Light planned community could be resubmitted within a few months.

The Marshes Light site is approved for a 60 room hotel and Gupta says a plan will not exceed that. Gupta said the plan will be reconsidered and re-approached, but they need the additional height and square footage to make the hotel project work.
